Homes are being sold almost as quickly as they are being listed.  Some Hoosiers are choosing to build the perfect home instead of waiting for what they want to come on the market. Berkshire Hathaway HomeServices Indiana Realty trusted advisor Robyn Breece helps make the home building process easier, and help consumers through the process.

As part of the new home specialist team, Breece works an advocate for the homebuyer while teaming up with the builder to make sure the home building process goes as smooth as possible.  “There is a lot that goes into building a home. We look at negotiations and I give advice based on what the home buyer might be looking for in the home to help them select the right options for their budget and interests,” Breece said.

There are many benefits of building instead of buying that a potential homeowner may not be aware of, so Breece encourages people to explore the options of building instead of waiting for a home to hit the market. “Interest rates continue to go up and pricing continues to climb, so if individuals do find what they are waiting for, they will be paying more for that home,” Breece said.

Building also makes it easier to customize your home to fit your lifestyle and your taste.

“New homes are much more energy efficient, have the latest features and technology and you get to choose everything from the floors to the countertops,” Breece said. “Watching a new home transform from its foundation to the finalized product is such a special, unforgettable moment for families.”

The experience is entirely different, but the financial process of building a home is very similar to purchasing an existing home, according to Breece. “Builders typically ask for more money upfront than you would pay on an existing home only because they are taking on the risk of building the home, but overall the pricing of building a new home versus purchasing a pre-existing one is not much different.”
