CARMEL, Ind. -- Residents on the east side of Carmel are very concerned about a new development that was recently approved by the Carmel Plan Commission.
The Grove at The Legacy will add nearly 250 homes and duplexes to the complex that already features a mix of apartments, homes retail stores, a church and daycare facility.
“It came to a surprise to many residents and we have great concerns," Meadows at Legacy resident Kris Strobel said. The Meadows at Legacy is collection of single-family homes that start at $333,000. Some residences in the Meadows face the open field where the Grove is set to be built and say they were never made aware of the new project coming in across the street.
“I feel personally they should have disclosed the fact," Strobel said. "That may have impacted my decision to actually purchase here in the first place.”
Strobel also has concerns about the homes at the Grove being built too closely together, creating traffic and parking issues.
“The city is allowing a waiver to the lot size," Strobel said. "For myself, you know the development should not have been wavered. It should have been kept to certain standards.”
Amanda Burns recently moved to Meadows at Legacy with her family and said she chose the neighborhood because it was quiet and she enjoyed her view.
“I’m very concerned about what they are going to be putting in over there," Burns said. " If there’s more construction, more cars I’m going to have to be continually watching (my children on their bikes.) Right now they can come out here and ride and I’m not too concerned.”
Carmel City Council member Sue Finkam, who represents that district, said this project has been in the works for years and that neighbors should have been more aware of the future development.
“That has been planned for years," Finkam said. "Some of those neighbors planned for that to stay an open field and that’s unrealistic.”
To ease residents concerns for parking, city leaders did make a rule that all the homes at the Grove have to use the garage for parking and not as a living space.
Construction on the development is scheduled to start early this fall.
