At Berkshire Hathaway HomeServices Indiana Realty, the latest technology helps agents best serve a home buyer or seller. “We have some great tools that use augmented intelligence to help us understand what the buyer behavior is in the current condition. We have seen a lot of quick moving real estate trends in the past, but that is not the case for all price ranges. We really need to boil that down to understand what the buyer behavior is and what they are looking for, especially in the area around their home or in the area they are looking at,” West said.
If you are looking to buy a home, one of the tools agents use is called Buyer Match. Buyer Match allows trusted advisors across all of Indiana to register their buyers. “In the market we are in now, entry level homes are selling in days or hours. With our trusted advisors registering buyers, it allows buyers to know, even sometimes before the home goes on the market, what is available. Buyer Match brings in the latest trends on buyer activity. It tells agents how many houses buyers are looking at online and how many houses they physically walk through. It brings in that augmented intelligence, so we can better understand the market and put a strategy together for them,” West said.
It’s easy to go online and get estimates of what your home could sell for, however, those may not always be the most accurate. “The Zillow estimate is an automated estimate value of what the computer spits out. There is a broad range of pricing discrepancies in that and in some cases, it’s a $150,000 price range which does not make sense. You really need to understand what is going on in the local market,” West said. “Our tool, Inside Access, brings in real time information that helps sellers and buyers understand what the trends are as far as market evaluation. It brings in off-market data from the Multiple Listing System that Zillow does not have.”
For homeowners who are selling their home, Berkshire Hathaway HomeServices Indiana Realty agents use a tool called Seller’s Advantage. Range, reach, and influence are the three keys to marketing a property and Seller’s advantage helps with that. “The websites bring in the range and reach. We have effectively marketed properties with Seller Advantage in the local market as well as across the state, region, and now globally thanks to one of the tools we have with Berkshire Hathaway. Seller Advantage is increasing both the range and reach for the seller,” West said.
